Sheltered Accommodation

 Emden House provides Sheltered Accommodation for people aged 55+ who are able to live independent lives

but want to be relieved of the cares of looking after a house and garden.

Emden House has 26 apartments in one building: 5 two-bedroom apartments, 17 one-bedroom apartments and 4 studios. Emden House is located near the centre of Headington, set in quiet, beautiful gardens with easy access to local facilities.

Every time I walk through the garden on my way to the park, I look at the flower borders on either side and think how lucky I am to live here. [Resident]

Emden House has a garage, visitors’ car park, residents’ lounge (with kitchen), library and a laundry room. Staff comprise a full-time House Manager and a part-time Administrator.

Emden House stands in its own grounds in the village conservation area of Old Headington. Being mainly surrounded by parks, gardens, open countryside and an orchard (which is owned by the Association), Emden benefits from an environment which is green and quiet.

Emden House is next to the beautiful Bury Knowle Park – home to Headington Library, public tennis courts and a café. A gate from the Emden House garden leads into the park.

Local facilities include shops such as Waitrose, Tesco, Sainsbury’s and Boots plus a range of restaurants and cafés. There are churches, pharmacies, dental surgeries, doctors’ surgeries and opticians within walking distance. Emden House is also in close proximity to several excellent hospitals. Within approximately 10-15 minutes’ walk, there are frequent buses into Oxford and to Oxford’s two rail stations, plus regular coach services to London and Heathrow/Gatwick.

Coffee mornings are held weekly and the Lodge Manager organises occasional festive social gatherings. Residents run a weekly games afternoon and a book group every other month. Once a month a member of the clergy from nearby St Andrew’s Church visits to hold a communion service for residents. The small library is stocked and maintained by the residents.

All apartments are equipped with emergency cords for 24-hour call support. Emergency pendant alarms are also available (for in-apartment use).  

Post is delivered directly to the apartments, and each apartment’s household waste is collected by the cleaning staff three times a week. Residents have use of a ground-floor laundry room.

A Board of Management consisting of elected residents and some members co-opted from outside is responsible for management decisions. The Association has appointed award-winning Churchill Estates Management as managing agents; they work closely with Churchill Living and Churchill Sales & Lettings to maintain the highest standards of maintenance and service.

A full-time House Manager, employed by Churchill, is on hand Monday to Friday to support residents, organise social gatherings, and manage the facilities.

A part-time Administrator, employed by the Association, supports the Board with financial and legal matters and with communications.  

Emden House also employs gardeners, and cleaners for the communal areas.

I’ve had to make use of the emergency careline a couple of times and it’s been a real blessing. I feel safe here. [Resident]

 
 

Emden House was built in 1981, designed by the Oxford Architects’ Partnership.

 26 apartments are arranged across three floors: 5 two-bedroom apartments, 17 one-bedroom apartments and 4 studios. (Follow the links to see floor plans.) Most of the ground-floor apartments have access to a patio. All apartments have spacious rooms, fitted kitchens and ample storage space. Please note that pets are not allowed.

Residents pay a monthly service charge which covers: apartment heating and hot water, call warden service, buildings insurance, water and sewerage rates, communal cleaning, utilities and maintenance, garden maintenance, lift maintenance, the House Manager and a contribution to the contingency fund for building works.

I have lived at Emden House for twelve years and have made so many friends. You can join in the occasional social event, or even get involved in running the place if you are interested, or you can stay in your flat and enjoy the view. [Resident]

The apartments at Emden House are leased from Secure Retirement Association (Headington) Limited, a non-profit-making limited company run on co-operative lines (Society 22266R under the Co-operative and Community Benefit Societies Act 2014).

Residents become Members of and shareholders in the Association when they lease an apartment. Each new lease is for 50 years.
